21st Ave. shopping center possibility causing buzz in Myrtle Beach


MYRTLE BEACH, SC (WMBF) — The old Phillips Seafood restaurant, the Halloween haunted house called “Dr. Scream.,” and the parking lot where tons of debris from Hurricane Matthew was piled and turned into mulch are how one parcel of Myrtle Beach property is remembered. How ever you think of it, that open parcel of land on 17 Bypass between Hollywood Wax Museum and Myrtle Waves could soon have new life.

WMBF reporter Meredith Helline learned that Burroughs & Chapin wants to build a shopping center there, on the corner of 21st Avenue and 17 Bypass. It’s catty-cornered from where the Palace Theatre is being torn down, a property owned by the Chapin Co.

The potential stores haven’t been announced yet, but Hobby Lobby, Burlington Coat Factory and Academy Sports and Outdoors are possibilities according to the renderings provided to the city. There’s five spaces to be filled in the proposed 192,500 square foot building.

Myrtle Beach spokesman Mark Kruea said usually, if specific store names are used in drawings, that’s an indication the developer has a commitment. Kruea said the city changed the zoning for this property a few years ago, however this is the first retail center proposed. He called the potential addition a big plus for the area, and is hopeful it’s a magnet for other big projects.

Tom McDonald, area manager for Mellow Mushroom, said the more businesses that appear, the better his is.

“Business wise, it’d be great. I mean, the more people coming to this corner of Myrtle Beach at 21st Avenue will help business…more traffic coming our way, people want to eat lunch after they’re done shopping so it’d help us out a lot,” McDonald told WMBF News.

Kruea said if the retail center is built, it’ll contribute to the vision of 17 Bypass, which is mixed commercial and residential use. The tree clearing going on around 17 Bypass and 62nd Avenue north is for a neighborhood, he explained, and the city hopes to turn the bypass into more of an eye-appealing, landscaped ‘parkway.’

McDonald said he’s happy for extra businesses, but would like to see more local retailers in the Myrtle Beach area.

“I think we should do more for downtown, I mean 17 is already congested enough. I think it’d be nice to get more a of a downtown centralized area. More boutique shops, and more something Myrtle Beach only instead of more big box stores,” McDonald said.

Kruea said when it comes to a potential traffic increase around the shopping center, he’s not worried. He explained the lot is on an empty corner which already has a traffic signal and a four-lane divided road. He doesn’t think road improvements will be required.

Burroughs & Chapin refused to comment on the plans.
